What to Expect 

MyPropertyAssessment.com is certified with the International Standards of Practice for Inspecting Commercial Properties and which is the world's largest organization of residential and commercial property inspectors and is an industry standard in commercial inspection guidelines.  This proven process and system is a great baseline for the following services:

 

1.      Walk-through survey. MyPropertyAssessment.com will inspect a thorough visual observation of the property’s physical condition. ​Depending on the scope of the project, we may use a team of specialty consultants that have the expertise in relevant areas during the walk-through survey.  These could be structural, electrical, mechanical, plumbing, fire suppression etc.

2.      Document procurement and review. MyPropertyAssessment.com will request and review documents and records provided by a person who is knowledgeable about the property. An example of these documents may be lease agreements, Building Permits, Completion Cards, or maintenance records. Our inspector will ask to interview people who have the most knowledge about the the building. This process is a great way to assess potential issues or deficiencies of a property before the walk-through survey.

 

3.      Inspection report.  MyPropertyAssessment.com will provide an executive summary that gets right to the point of the issues.  We provide details, pictures, other documents, expert reports as mentioned in the walk-through survey, and schedules of equipment.  We can also provide additional services for life expectancy, estimates for replacement or corrective work, or additional observations.

 

MyPropertyAssessment.com reports will  include a summary, inventory of the building’s major systems and components, an evaluation of their functional and physical condition. Ideally these reports confirm possible highlights of the property as well as the risks either present or future. This is the best way to begin the journey with the understanding of the full potential ahead.  Knowing the risk and potential cost to factor in for an informed decision process.
